What’s in a roof?

The roof of a home is the first line of defense against the elements. It consists of multiple layers of products including sheathing, weather barrier, vent stack collars, flashings, framing, trusses, fasteners and the many types of shingle or covering materials that exist. No roof lasts forever, and it’s important to know what condition it is in. A roof inspection is part of the standard home inspection, but it can also be completed as a stand-alone inspection.

Why inspect?

Materials that go into the roof structure are constantly being bombarded with UV rays, rain, snow, debris, branches and even animals. Roofs can consist of many angles and slopes; they can cover different parts of the home and be a multiple elevation. It is important to know if one component of the roof has aged faster than the others. Vent collars degrade faster than shingles. Flashing can lose its grip on chimneys and allow water penetration. The roof is the first portion of the house that keeps water not only out but moving away from the home as well. Give some credit to roofs, they never have a day off.
